Our experienced maintenance team will perform a top to bottom inspection to include: painting, cleaning, lock replacement, appliance maintenance/check, safety device audit. Our goal is to ensure your move in day goes smoothly and that you love your new home.

Resident(s) do not need to be present to have work performed simply provide permission to enter and our maintenance professionals will respond to the request for assistance

We have an experienced on site team that is available for daily maintenance or if an emergency arises

Easily submit a request for repair online through the resident portal or by calling the office for assistance

If a resident is locked out during business hours they simply stop by the office and check out a key. If the lockout occurs after hours, on-call maintenance would be enacted with a fee charged

Ample parking for resident vehicles exist, and due to close proximity to shopping, restaurants and community amenities some residents use a golfcart as their transportation

Relaxing pool area with spa, firepit lounge and community tables to enjoy pizza from the built-in pizza oven. Activies director who coordinates and hosts resident events/acitivies, community garden, fitness studio, yoga room with strength training area, social gathering room with multiple seating areas surrounding the fireplace, gameroom with TV's and pool table, bocce ball, bicycle storage, golf cart, garage and storage rentals with loads of other neighboring amenities

Yes, our community is pet friendly however some breed restrictions may apply

Stainless steel side-by-side refrigerator, stove, microwave, dishwasher. All homes also include a full-size washer and dryer

While we do not have furnished apartment homes we can assist you in working with one of our approved vendors to fulfill your housing needs

It is our policy to approve all applications within a 48 hour period.

For the convenience of our residents, rent may be paid directly through the resident portal or by check

Yes, every resident is required to obtain $100,000 in renter's insurance liability coverage for the lease and all extensions or renewals

A written notice to vacate is required at all times during occupany, if you are unable to fulfill the lease we offer a termination option equal to 2x the monthly rent

Resident will contact JEA to set up electricity. Water, sewer & trash will be set up and billed through a 3rd party vendor payable with the monthly rental amount

No utilities are included with the rent, all utilities are the responsibility of the resident

The community is centrally located to public transportation and is in walking, biking or a golf cart ride from all shopping, dining and service locations

We are conveniently located off 210 aka Nocatee Parkway at Valley Ridge Blvd, our location is easily accessible from the 295, 95 Interstate & Philips Highway
